Guaranteed Sale Program

While every agent will promise to sell your home, the reality of the real estate market today is that this simply doesn’t always happen.  Needless to say, this is highly frustrating to a home seller like you.

We set ourselves apart from most agents by being accountable to you!  In other words, we don’t just promise to sell your home, we Guarantee it.  Our Sell Your Home in 60 Days campaign is as simple as this: We guarantee to sell your home within 60 days or we will sell it for free. If your home sits on the market for longer than 60 days from the time we list it without an offer, we will continue to market it aggressively but charge you zero commission as the listing agent.  As you can see, we put our money where our mouth is. Instead of making you empty promises, we give you a written guarantee of performance and if we don’t live up to this agreement, you pay us absolutely nothing at all. We’re taking all the risk so you don’t have to.  This gives our many clients much greater peace of mind in the home selling process.

Other Guaranteed Sale Programs

We are not the only agents offering a guaranteed sale program.  Some even offer to buy your home if it doesn't sell in a certain time frame.  These programs seem great, but of course there is usually a catch. This is used as a lead generator for agents and the seller rarely utilizes the program once they see the terms and conditions of the contract.  Commonly, sellers are required to list the home for 5-10% below market value. After 30 days, the seller is required to reduce the price by 10% and another 10% after 60 days.  If the home still hasn't sold after two 10% price reductions, the agent will purchase the home from you after deducting both sides of the sales commissions as well as several other costs.  This results in the agent buying your home for 25-30% under market value.  Why would anyone ever sign up for that?  The answer is that seller's usually don't.

Our program is different in that it offers value to our clients. We know our local real estate market well and are experts at what we do.  We do ask that you list your home at current market value and that you allow us to assist in making sure the home shows it's best. This typically includes de-cluttering, staging, painting, etc.  

Why do we offer this? As our client, you're trusting us to have the knowledge and expertise needed to properly market and sell your home.  If put your trust in us and we can't deliver, we don't feel that we have earned our commission.
